Lease length matters
Under 80 years remaining and extension becomes expensive because marriage value applies. Many lenders decline leases with fewer than 70 years left at completion. Check the remaining term before you offer.
The management pack
The freeholder or managing agent supplies the pack: service charge accounts, ground rent, planned works and building safety information. It regularly takes four weeks and is the most common leasehold delay.

Costs to budget for
Service charge, ground rent, notice fees on completion, and any deed of covenant. These are real recurring costs, and they should be in your quote as disbursements, not a shock at the end.
